CAN I APPLY FOR THE PROPERTY WITH YOU DIRECTLY?

Our properties are always managed by us, however we do at times use local letting agents to help us find tenants. When we can offer tenancies without using a letting agent, we will. Get in touch.

DO YOU ACCEPT TENANTS WITH PETS?

Absolutely! We will consider pets on a case by case basis.

ARE YOUR RENTS HIGHER?

No, we closely monitor the market to ensure our properties are competitively priced.

HOW QUICKLY DO YOU SEE TO MAINTENANCE/REPAIRS?

Usually within hours, not days. We are hands on landlords and fix issues fast. Where we can't, we have reliable trades that will resolve any issues fast.

DO YOU CHARGE APPLICATION FEES?

No, we don't charge an application fee but may take a holding deposit.

WHAT IS THE MINIMUM TENANCY YOU OFFER?

Six months

HOW OFTEN DO YOU CARRY OUT INSPECTIONS?

We will come and see you a few weeks into the tenancy to make sure everything is okay. After that, inspections are every six to twelve months.

DO I PAY THE BILLS?

Yes. You will be required to pay council tax and all other household bills.

TELL ME ABOUT APPLICATION FEES AND DEPOSITS?

No, we don't charge an application fee but we do take a holding deposit which is deducted from your first rent instalment.

WHEN SHOULD WE START TO LOOK FOR OUR NEXT PROPERTY?

The earlier the better. We advertise for the next academic year from November.

DO YOU OFFER A REDUCED RENT IN THE SUMMER?

Usually yes, depending on the start and end dates of the tenancy. When we do, it's a 25% discount for the first two months of the tenancy providing you're not living there. This is a goodwill gesture in consideration of the reduction in wear and tear and utility bills usage.

DO I NEED A GUARANTOR?

More than likely. This is usually a parent but can be any UK based home owner.

WHAT IF I DON'T HAVE A GUARANTOR?

We can put you in contact with a rent guarantee service such as Housing Hand or you can pay rent for the year upfront.

WHAT IF I CHANGE MY MIND?

It is really important that you are happy with the group you intend to live with. If you change your mind after the tenancy agreement is signed, we will endeavour to find a replacement but the responsibility for filling the room would be with you.

ARE BILLS INCLUDED?

Yes, we offer all inclusive rents with a usage cap. Your electricity, gas, water and superfast broadband is all included. All properties have a regular gardener during summer months. 

Full time students must provide Certificates of Enrolment for council tax exemption.

CAN I LIVE IN THE HOUSE OVER THE SUMMER?

Of course, full rent would be due over the summer months. 

You are welcome to store belongings in the house during the summer regardless.
