Information for Tenants and Prospective Tenants
We are following all government guidelines in relation to Covid-19. The most up to date information is available to view on the Gov.uk website by clicking here. We have summarised some of our policies below but the latest government information must always take precedent.
Symptoms and Well Being:
It is important that you notify us if you have any Coronavirus symptoms or have a positive test result. If you do have to self-isolate, we would appreciate you letting us know. If you are running low on supplies and need help, get in touch. We will do what we can to help, but please try to use the proper delivery channels first.
We understand that this is a difficult time and we are here for you if you need us. Follow this link to our page about how we can support your well being.
The safety and well being of our current and prospective future tenants is our highest priority. For vacant/available properties, we will be carrying out safe viewings where possible and in accordance with government guidelines. Our approach includes the following:
Will be asked to open windows, prop open doors and switch on lights where possible to reduce touch points.
Will be asked to vacate the house for the period of viewing, or make it known in advance if this is not possible due to an online lecture or for any other reason.
Are asked to ensure that the house is clean, tidy and free from any obstructions.
Must make it known if anyone is showing symptoms of Covid-19 or is isolating.
Will be asked to hand-sanitize immediately before entering house.
Will be asked to wear face masks at all times within house.
Will be asked not to touch anything in house.
Will be restricted to a maximum of two people from the group wherever possible.
Will give existing tenants at least 24 hours notice before a viewing, unless agreed otherwise.
Will provide viewing groups with a link to a “virtual tour” of the house in advance.
Will provide hand sanitizer for viewing group members before entering the house plus face masks if required.
Will take the temperatures of all viewing group members before entering the house. The viewing will be cancelled if anybody in the group has a temperature over 38 degrees.
Will be the only person to touch anything in house and will carry anti-bacterial wipes to wipe down door handles and light switches after the viewing.
Will ensure that viewing time within house is no more than 15 minutes (to avoid the requirements of Track and Trace).
Information on how viewings will be conducted safely can be downloaded by clicking here.
Repairs, Maintenance and Inspections:
We are carrying out our repairs and maintenance as normal, however there may be a short delay in our normal timescales if we are waiting for tradespeople or if materials are out of stock. As always, we will keep you up to date.
We will continue to conduct routine inspections of the properties, but only when absolutely necessary to meet our legal responsibilities.
Face masks will be worn at all times, hands will be cleaned with antibacterial gel before and after entering a property and items touched such as door handles and light switches will be disinfected before leaving.
Notice Periods and Tenancy Changeover:
If you are choosing to move on, please let us know within the timeframes outlined in your tenancy agreement. Between tenancies, properties will be thoroughly cleaned as normal and disinfected.
We kindly ask that rent is paid as normal, however we do understand that the current events may have an impact on your income. If you are concerned about meeting your rent payment obligations, please let us know as soon as possible so we can discuss this with you.
Student Homes: Students are currently able to move into student homes with individuals from other households to create their own new bubble.
In the event of one student having Covid-19 symptoms or receiving a positive test, everybody in that house must self-isolate under the government guidelines.
Please ensure you follow the government guidelines about meeting in groups inside and outside of your home.
Students should work up a cleaning schedule to ensure surfaces, door handles, light switches etc. are all regularly cleaned. If you are required to self-isolate, the official advice is to self-isolate in your bedroom as much as possible. If somebody else in your house can leave meals outside of your door, please do so to reduce the spread of the virus. You should use separate crockery, cutlery, glasses and mugs; clean your own dishes when others are not around and use a separate washing sponge and tea towel where possible, you should try to schedule routines so that the person self-isolating uses the bathroom last, uses separate towels and cleans surfaces thoroughly afterwards.
As always, if you would like to discuss anything with us, or we can help please get in touch.
